More mixed-use development coming to Sparks

SPARKS, Nev. (KOLO) -- More housing is being constructed in the redevelopment areas of Victorian Square and Sparks Marina. But along with the new apartment buildings will come more retail options.

Near the old Century theater, three projects are in the works that will bring more than 400 new apartment units to Victorian Square. One of them involves taking the C Street parking structure and turning it into a 10-story Art Deco-themed building that will have parking on the bottom and apartments on top. A block away, The Bridges will have two towers of apartments with a bridge connecting them. But it's The Flats being built closest to the theater that is bringing something to Sparks that we haven't seen a lot of: mixed use of retail and residential tenants.
There will be shops and restaurants on the bottom and apartments on top.

"The housing we needed in order to have a really active mixed-use community where people can live there and have access to other things," says Armando Ornelas, Assistant Community Services Director for the City of Sparks. "The restaurants and retail that eventually come there will be the sizzle on the steak."

Ornelas says all this housing will be coming at a good time.

"There's been a shortage of housing, apartments in particular. I mean, there were no apartments built during the recession and so there's been all this pent up demand."

Over at Sparks Marina, new life is coming to the shore. The Waterfront apartments will add more than 200 luxury units to the area. The blue building next to it will be redeveloped to include plenty of retail space.

"Mixed use is what we're trying to create," says Ornelas. "You know, that walkable environment."

The City of Sparks says the movie theater at Victorian Square is being transformed into a luxury theater. It's hoping that should be completed by the end of September 2018.
